Groupe Mach to redevelop east Montreal site into massive mixed-use project

Named Langelier, the $3.5-billion project is expected to cover 5.8 million square feet and 7,000 residental units

Groupe Mach will be redeveloping a site currently occupied by two shopping centres into a massive 5.8-million-square-foot mixed-use project in east Montreal that is expected to cost $3.5 billion.

Named Langelier, it is planned to consist of 400,000 square feet of commercial space, 5,700 residential units, 1,300 social and community housing units and an elementary school. It will be a redevelopment of a 1.45 million-square-foot site at the intersection of Jean-Talon Street and Langelier Boulevard.

Montreal-based developer Groupe Mach will be partnering with Transgesco, the commercial subsidiary of public transit agency Société de transport de Montréal, on a complex of two residential towers on an upcoming blue line station.

Phase 1 of Langelier is slated for five towers totalling 1,000 condo and rental units and 250 social and community housing units dedicated to students. A 75,000-square-foot cultural centre with a library, multipurpose rooms and a 250-seat performance hall will be part of the first phase.

One of seven planned phases, Phase 1 is expected to be completed in 2031 to match the timing of a future metro station that will be at the core of the first phase.

"This is the largest mixed-use development in Greater Montreal in recent years. Our vision is centred on human-scale urbanism, aiming to revive a declining urban landscape," Daniel Arbour, vice-president of major projects at Groupe Mach, said in a release.

Other elements

Langelier is planned to have over 400,000 square feet of green spaces, including a public park that will be over 200,000 square feet.

A public square included in Phase 1 will be the centre for commercial activity with an underground area and parking.

The community will be designed to be walkable and bikeable as well.

"This pioneering model demonstrates how metro stations can serve as catalysts for urban transformation, integrating coherent territorial development," Arbour said.

Groupe Mach is a notable Montreal-based developer, owner and manager. The company says it manages a portfolio of over 250 properties that total more than 45 million square feet such as the Sun Life Building in Montreal and Place de la Cité in Quebec City, and owns 14 shopping centres and three major mixed-use developments like Quartier des lumières.

The company manages over 6,000 residential units and plans to develop 10,000 more over the next decade.
