Manga Hotel Group buying, and building, to grow its portfolio

Toronto-based hospitality and multifamily owner/operator also building 3-tower apartment development

Manga Hotel Group has opened two hotels and acquired two others this year, and its lengthy development pipeline provides more reasons why president and CEO Sukhdev Toor’s optimism about the asset class was justified even during the severe COVID-19 downturn.

“The Canadian hotel market is pretty resilient,” Toor told RENX. “People aren't going south as much anymore. They're not going to Florida or Phoenix or other destinations. They're coming back and we have seen our year-to-date revenue per available room go up.”

While Toronto-based Manga and other companies in the Canadian hotel business are growing, Toor notes it’s more balanced growth than south of the border and the market isn’t oversupplied.

Manga opened TOOR Hotel Toronto, operating under the JdV by Hyatt brand, at 203 Jarvis St. on the eastern edge of downtown early this spring. 

“It’s not a triple-A location but we're very happy with the performance,” Toor said. “Toronto is pushing outward.” 

Guests in the hotel’s 232 rooms can take advantage of a 1,500-square-foot fitness centre and yoga studio on the 14th floor, with floor-to-ceiling windows and access to a 3,000-square-foot terrace. The hotel also offers 1,000 square feet of meeting and event space while Muse Bistro + Bar spans more than 2,500 square feet over two floors.

Those amenities are shared with residents of the 181 residential rental units on the upper 15 floors of the 33-storey building.

Those units are 75 per cent occupied and lease-up is going well, according to Toor. He noted the entrance, lobby and elevators for The 203 Residences are separate from the hotel.

Hyatt Place Toronto Airport

The 196-room Hyatt Place Toronto Airport opened at the end of October at 29 Carlson Ct. in Etobicoke, a short distance from Toronto Pearson International Airport, after two years of construction. 

It features a fitness centre, an indoor swimming pool, 2,380 square feet of meeting facilities, a restaurant, a breakfast bar and a mini-market for grab and go items.

“The airport is a good market in a central area that’s not only for the airport,” Toor said, adding that Manga now has 1,400 hotel rooms in the vicinity. “We attract lots of business clients too, as there are lots of businesses around the airport.”

2025 hotel acquisitions

Manga has also been busy on the hotel acquisition front this year.

The company acquired the 23-storey, 231-suite Cambridge Suites Hotel Toronto at 15 Richmond St. E. in the downtown core for just over $110 million earlier this fall. Its amenities include a rooftop fitness centre, 3,000 square feet of flexible boardroom and meeting spaces, underground parking and 3,200 square feet of restaurant space.

“Cambridge Suites has been known as an icon for quite a long time, but it needs some repositioning,” Toor said. 

The hotel will remain open while Manga does major renovations to each room — covering washrooms, flooring, wallpapering and more — on a floor-by-floor basis. Similar renovations are ongoing at the 29-storey, 489-room Ottawa Marriott Hotel. 

While Manga already owned two hotels in Buffalo and one in Albany, N.Y., it made its first foray into New York City early this year with the acquisition of the 19-storey, 160-room SoHo 54 Hotel

It’s located at the intersection of SoHo, Hudson Square and Tribeca in Manhattan and offers a 3,000-square-foot restaurant space, a lobby bar and lounge, and a 625-square-foot outdoor rooftop terrace.

The property will be renovated and rebranded under the TOOR Hotel banner.

More Toronto hotel developments

A new 284-apartment style-suite, Hyatt House-branded hotel at 184 Spadina Ave., just north of Queen Street West in downtown Toronto, is under construction and is expected to open in 2027.

Construction is expected to begin on another site just south of there next spring. The block will be shared by a 250-room upscale lifestyle hotel at 471 Richmond St. W. and a 140-room boutique hotel with a restaurant and bar at 38 Camden St.

There are also plans for a 290-room downtown Toronto luxury hotel with a rental apartment component at 689 King St. W.

Design work is underway for a 350-unit apartment building at 211 Jarvis St., neighbouring TOOR Hotel Toronto.

Manga residential developments

Manga is also active in other markets, and not just with hotels. 

Construction is underway on the first of three 40-storey, Sweeny&Co Architects-designed apartment buildings. Dartmouth Towers will have a connected podium and will eventually offer 1,350 units at 20 Best St. in Dartmouth, N.S., a location that overlooks Halifax Harbour.

There are also plans for a 38-storey, 394-unit apartment building at 249 Queen St. E. in Brampton, Ont. and a project with 32, 33 and 38 storeys providing 1,026 rental units next door at 253 Queen St. E.

Manga also owns land in Calgary’s Beltine area and plans to develop 800 apartment units there. 

Manga’s history and growth

Family-owned Manga acquired its first property in Victoria, B.C. in 1988. It has since become one of the largest privately held hospitality companies in Canada after expanding into more markets through acquisitions as well as hotel, restaurant and residential development. 

Manga has built 16 properties and renovated, repositioned and rebranded numerous others.

Manga’s combined portfolio consists of 34 hotels with more than 6,400 rooms and an additional 1,250 rooms in the pipeline. It also owns seven highrise residential rental developments comprising over 4,000 units.

The company owns hotels in the Greater Toronto Area,  Ottawa, Kingston, Ont., Halifax/Dartmouth, Fredericton, St. John’s, Calgary and Winnipeg in Canada, as well as the New York properties.
