BGO Properties partners with AI property operations platform Visitt

New platform was rolled out to 300 CRE properties encompassing 46 million square feet

BGO Properties and Visitt, a property operations platform powered by artificial intelligence (AI), have partnered to deliver solutions across a national portfolio of commercial real estate assets. 

“Visitt is a vital tool for property teams to help them manage thousands of daily tasks, from work orders, preventive maintenance and vendor coordination to tenant experience, equipment monitoring, compliance tracking and more,” Visitt chief executive officer Itay Oren wrote in an email interview with RENX

“Visitt consolidates these work flows into an all-in-one platform and uses practical, purpose-built AI to automate repetitive tasks, identify operational issues before they become larger problems, and help property teams and leadership make faster, more informed decisions.” 

Visitt will integrate with ClikFIX

BGO Properties is the Canadian real estate property management and leasing division of BentallGreenOak (Canada) Limited Partnership. It had more than 430 properties representing more than 66.5 million square feet of commercial and residential space under management at the end of March.

Visitt’s AI-enabled capabilities are being integrated into ClikFIX, which has been BGO Properties’ tenant and building services platform for more than 20 years.

“We selected Visitt to power ClikFIX because it's well-aligned with the needs of our Canadian portfolio,” Michelle Brown, managing partner and head of Canada for BGO Properties, wrote in a separate email interview.
 
“It’s scalable, bilingual, operationally focused and designed specifically for property management environments.”

Rollout of platform

The partnership rolls this out across BGO Properties' assets in Ontario, British Columbia, Alberta, Manitoba and Quebec, encompassing 46 million square feet across more than 300 office, industrial and retail properties.

“Integrating Visitt technology into our ClikFIX platform is a significant transition, so we're taking a deliberate and disciplined approach to the rollout,” wrote Brown. 

“A phased implementation allows us to support property teams, tenants, vendors and clients through the transition while maintaining service continuity. It also gives us the opportunity to learn from each stage of the rollout and apply those learnings as the platform is introduced across different markets and asset types.”

Oren wrote that the rollout is “one of the most significant AI-enabled property operations' initiatives currently underway in the Canadian commercial real estate sector.”

Visitt won’t replace people

Brown said the technology is intended to empower BGO Properties’ employees by giving them better tools, stronger data and more efficient work flows. The goal isn’t to replace people since property management is still a relationship-driven business. 

“That means they can spend more time focused on service, problem-solving, tenant relationships and proactive building management,” wrote Brown.

“When service requests, maintenance activity, communications and reporting are connected in one platform, our teams can see what is happening more clearly, make better decisions and deploy resources more effectively. That matters for our clients because operating costs are always an important consideration in the buildings we manage. 

“It also matters for tenants because better visibility and more proactive service can lead to a smoother, more responsive experience. So, while cost discipline is absolutely part of the picture, the broader goal is to use technology in a way that helps our teams work smarter, supports efficient building operations and protects the long-term performance and value of the properties we manage.”

Partnership isn’t exclusive

Brown noted that BGO Properties doesn’t have an exclusive partnership with Visitt and that it continues to assess innovations in technology based on what its tenants, clients and teams need.

“We're advancing a more connected, data-informed and responsive approach to property management,” wrote Brown. “For tenants, that means a more modern and consistent experience. 

“For our property teams, it’s better visibility, more efficient work flows and stronger tools to support proactive service delivery. And for our clients, this supports our continued focus on operational excellence, transparency and protecting the performance, value and longevity of the properties we manage.”

Visitt’s origins and growth

New York City-headquartered Visitt was founded by Oren, Idan Wender and Jonathan Kroll, technology and real estate professionals who Oren said “recognized that innovation in property operations had stalled, leaving teams heavily reliant on fragmented legacy systems and manual processes.”

Visitt serves more than 150 office, industrial, retail, multifamily and mixed-use property owners, operators and occupiers across North America and internationally. It announced a US$22 million Series B funding round to accelerate product innovation and expansion earlier this year.
