Fewer tools, cleaner books: Why Canadian property managers are switching to Kompas

Every operator who calls us is switching from something.

Sometimes it's a legacy all-in-one system that was built for a different era of property management and never quite caught up. Sometimes it's a stack of point solutions: one tool for rent collection, another for accounting, another for maintenance, that each work fine on their own but fight each other constantly. And sometimes it's spreadsheets, because whatever they tried never earned the trust to replace them.

Operators are tired of settling for the lesser of two evils

Before Kompas, the choice most Canadian operators faced was between two bad options. Option one: an archaic ERP, powerful on paper, built for enterprise portfolios, and about as easy to change as the tax code. Option two: a dozen best-of-breed point solutions duct-taped together, each one good at one thing and accountable for nothing else. Either way, something has to sit in the middle reconciling what the tools won't agree on, and that something is usually a person, on a Friday, later than they'd like.

Kompas exists because we didn't think operators should have to choose between power and usability, or between consolidation and control. We built one platform where operations and accounting are the same system, not two systems with a bridge between them. That means consolidating your tools doesn't have to mean compromising on accounting integrity, payment processing or automation. That trade-off is the whole reason operators switch.

Built by CPAs and operators, not typical software founders

Kompas comes out of three generations of doing this job, as operators and as CPAs. We didn't set out to build property software and add accounting later. We built the accounting foundation first, then put property management on top of it, because we'd lived the alternative and knew where it breaks.

That shows up in what the platform automates: rent collection, tenant invoicing, invoice processing, renewal management, and operating expense (opex) reconciliation. Every one of those is a transaction on the books in real time, not a task someone reconciles later. It's the difference between software that manages a property and software that also runs the business behind it.

One example of what that looks like in practice: for a lot of independent Canadian operators, Interac e-transfer is how the majority of rent actually arrives, and in my experience roughly 75% of payments come in that way, often with an inconsistent name or no reference at all. Matching those to the right tenant and ledger used to cost 10 or more hours per property, every month. In Kompas, that mapping happens automatically. It's a small thing on its own, but it's representative of the bigger idea: automate the reconciliation work instead of asking a person to keep doing it by hand.

Nobody puts that on a budget line, which is exactly the problem. Software gets evaluated on its licence cost, because that's the number on the invoice. The real cost is the work it hands back to you: hours spent reconciling what two systems won't agree on, and a close that takes a week because it was never happening in real time. Those hours are salaried. They're just filed under payroll instead of software and operators tend to add it up when next year's budget is open. 

The traction behind the switch

In its first year, Kompas has onboarded more than 50 customers, representing over 350 landlords and 15,000 units in Quebec alone. That growth is the switching story showing up in the numbers: operators moving off legacy ERPs, off stitched-together point solutions, and off spreadsheets, onto one platform that does both operations and accounting properly.

Canadian by design, not by adaptation

Part of why operators switch to Kompas specifically is that it wasn't built for a US operator and adapted for Canada. It was built here, for how Canadian portfolios actually run. Interac e-transfer automation is native. Canadian sales tax handling reflects how GST, QST and HST actually work. Quebec requirements, including RL-31 slip generation, are supported directly, and a Quebec portfolio runs on the same platform as an Ontario one, with no parallel process on the side. And the data lives on Canadian servers, which matters more every year when an auditor, a lender or an institutional partner asks where your books live.

That holds across asset classes as well. Whether an operator manages residential units, commercial assets, or a mix of both, the same accounting-first foundation applies: one platform, one set of Canadian workflows, instead of a different workaround for every property type.

What operators get on the other side of the switch
